What is Eagles nest? A master planned community of  wooded rolling land

Where is Eagles nest?
Eagles nest is located  Only 5 minutes from Downtown Chapin, and next door to Chapin High School.  5  minutes   from I-26, Downtown Columbia is only about 30 minutes from Eagles Nest and 15 to 20 minutes to shopping at Columbiana Mall in Irmo/St Andrews


What Distinguishes Eagles Nest from other Subdivisions?
Great location, commitment by developer to use local resources.


Who is the developer?
Eagles Nest Development LLC who’s manager is Bucky Drake


What other projects has Bucky Drake been developed?
Also developed the award winning community Governors Grant in  Lexington  as well as Resort Condominiums in North Carolina, South Carolina, and Florida.
                 

Is he involved in any other projects in Columbia right currently?  Yes.   Governors Grant and Ashworth Place.


How long do you think it will take before building is Eagles Nest is  7-8 years maybe sooner but hopefully it want take that long


How many homes are you looking to build a year? Around 15, is our goal 


How many Homes are going to be in Eagles Nest 100-105 homes


How much are the lots? Homesites start in the low 40.000s

How big are the lots at eagles nest? 1/4-3/4 an acre


When I buy a lot how long do I have until I have to build on it?  No time limit but we would prefer you build immediately 


Do you have a copy of covenants restrictions and by laws that I could look at? Yes you can go on our website

Will there be sidewalks in Eagles Nest, if so who will install and maintain the sidewalks? Yes there will be sidewalks in Eagles nest each   builder will install them when the house is complete. Each home will be responsible to maintenance of the sidewalk in front of and beside of their property.


Will all mailboxes be the same, who provides and maintains them. All Mail boxes will be the same design, the builder will supply the first one. Each home will be responsible for maintenance, repair and replacement of their mailbox.


What is the minimum square footage in a house?
 2000 heated and cooled square feetor as approved by the Eagles Nest ARA.

Does this include back porch and Garage?
No, but it does include the square footage In the room over the garage

What are the standard features of houses?
 Extra Hardwood flooring, gas or electric water heaters, granite or solid surface kitchen counter tops, and heavy moldings, landscaping, energy efficient HVACs

How long will it take to build a home in Eagles nest about?
4-6 months, a little longer  if it has a basement

Can I make changes to the house in mid construction?
Depending on the stage of construction of the house and type of changed. 

Can I have my own builder?
Maybe if they are approved by the Architectural Review Authority.

What is the process?
The builder will need to supply the will Architectural Review Authority, submitt
His or her qualifications to build homes. This process should take only a few days.

Who is the
Architectural Review Authority Currently and will this change? The developer, and as Eagles Nest grows will he appoint additional members to the Architectural Review Authority

What are the planned amenities at eagles nest?
Cabana / clubhouse swimming pool and playground.

What is the reason for waiting to put the pool in?
Because by phasing in the amenities it will minimize the amount of the yearly assessment therefore not placing an unfair burden on property owners in the early stages of Eagles Nest.

When will the pool begin being built?
When we have 20 people living in Eagles Nest

How big will the pool be?
Approx 40 x 30 ft 

Will owners be able to invite friends to use the pool?
 This will be determined by the board of Directors.

What will the Cabana include?
Restrooms, as well as a covered open air area. Changing rooms with showers and storage and pump equipment room.

Will owners be able to rent the clubhouse for parties?
This will be determined by the Board of Directors

Will they be able to invite friends?
This will be determined by the Board of Directors.

Can their friends use it for parties and such?
This will be determined by the board of Directors and if approved  Only if a property owners in Eagles Nest can reserve the clubhouse and they must be  present at all times. They will also be responsible for any damages that may occur. 

How much will it cost to rent?
Fee will be determined by Board of Directors,

What are the annual dues at Eagles Nest?
 250-300 starting out and then about 500 -550 when the Eagles Nest is finished

What does this include?
Access to all the amenities in Eagles Nest,  all common areas and maintenance, taxes, insurance for the common areas in Eagles Nest and street lighting.

Can I park my boat on the road?
There is no parking on the streets for a period longer than 12 hours and NO parking on the sidewalks

Are their any exceptions?
Any exceptions will need to be approved by the Board of Directors or the Architectural Review Authority

Can we sell things out of our house?
No commercial Activities are allowed

Who maintains the roads in Eagles Nest?
Lexington County

Who provides for your utilities?

             Water is provided by the City of Columbia  
 
            Sewer is provided by the Town of Chapin
             Electric and Gas is provided by SCE&G

             Cable is provided by Time Warner  
            Telephone is provided by AT&T

Are their any Grocery stores located in Chapin, which ones?
Yes local and large chains

What Restaurants are located in Chapin?
There are several nice places to dine in Chapin and many more just a short drive away.

What if I have a mailbox and it gets damaged ?
You are responsible to replace and you should report it as well as any other illegal activities to Lexington Sheriffs Department or Town of Chapin police department.
